1. Agreement to Terms
By accessing and using Unity Shared Living services, you accept and agree to be bound by the terms and provision of this agreement. These Terms and Conditions ("Terms") govern your use of our shared living accommodations located at 112 S Mount Street, Baltimore, MD 21201.
2. Occupancy and Rental Agreement
2.1 Room Rental
Unity Shared Living provides furnished and semi-furnished rooms on a month-to-month basis. All rentals are subject to availability and approval.
2.2 Utilities and Services
Rent includes all utilities (electric, gas, water, internet), shared kitchen access, shared bathroom facilities, laundry access, and common area usage.
2.3 Security Deposit
A refundable security deposit is required upon move-in. The deposit will be returned within 30 days of move-out, less any deductions for damages or unpaid fees.
3. House Rules and Community Guidelines
3.1 Respectful Living
All residents must maintain a respectful, inclusive environment. This includes being considerate of noise levels, cleanliness, and shared spaces.
3.2 Shared Spaces
Kitchen and bathroom facilities are shared among residents. All residents are expected to clean up after themselves and contribute to maintaining common areas.
3.3 Guest Policy
Overnight guests must be approved in advance and are limited to a maximum of 3 nights per month. All guests must follow house rules.
4. Payment Terms
4.1 Monthly Rent
Rent is due on the 1st of each month. Late payments may incur additional fees. Payment methods include bank transfer, check, or approved online payment systems.
4.2 Late Fees
A late fee of $25 will be charged for payments received after the 5th of the month. Additional fees may apply for returned payments.
5. Termination
5.1 Notice Period
Either party may terminate the rental agreement with 30 days written notice. Early termination may result in forfeiture of security deposit.
5.2 Grounds for Immediate Termination
Unity Shared Living reserves the right to immediately terminate tenancy for violations of house rules, illegal activities, or behavior that threatens the safety or well-being of other residents.
6. Liability and Insurance
Residents are responsible for their personal belongings and any damages they cause to the property. Unity Shared Living is not liable for theft, loss, or damage to personal property. Residents are encouraged to obtain renters insurance.
7. Privacy and Data Protection
Unity Shared Living respects tenant privacy while maintaining the right to inspect rooms for maintenance, safety, or lease violations with appropriate notice, except in emergencies.
8. Modifications
Unity Shared Living reserves the right to modify these terms with 30 days written notice to all residents. Continued occupancy after notice constitutes acceptance of the modified terms.
